Global investment giant Blackstone and real estate firm Panchshil Realty have announced plans to develop India’s largest AI-focused data center campus in Navi Mumbai. The ambitious 500MW facility will span 3 million sq ft across 14 buildings and will be powered by up to 65% renewable energy, according to a report by Marksmen Daily.
Massive Investment in India’s Digital Infrastructure
The data center project, which involves an investment of INR 20,000 crore ($2.3 billion), will be developed at Gramercy Info Park’s 50-acre site, strategically located next to Reliance Corporate Park in Navi Mumbai. Gramercy Info Park is a subsidiary of Panchshil Realty, which has been expanding its footprint in India’s fast-growing data center sector.
This latest investment aligns with Blackstone’s broader India expansion strategy, where it already manages over $50 billion in assets, nearly half of which are concentrated in Maharashtra. The company is also involved in two other data center projects in Navi Mumbai through Lumina CloudInfra, each backed by over $300 million.
Navi Mumbai: India’s Data Center Hub
Navi Mumbai has emerged as a leading data center hub, attracting some of the biggest global players in cloud and AI infrastructure. Major firms with a data center presence in the region include:
- NTT, Sify Technologies, Colt, STT GDC, AdaniConneX, AWS, and Equinix
- Reliance Industries, which earlier this year announced plans to build the world’s largest data center in Jamnagar
- Google, which is reportedly scouting land in Navi Mumbai for its first self-built Indian data center
A recent JLL report estimated that India’s data center capacity will grow by 66% by 2026, with Navi Mumbai playing a central role in this expansion.

India’s Rising Data Center Demand
The growing demand for cloud computing, AI workloads, and digital services is driving significant investments in data center infrastructure across India. The new Blackstone-Panchshil project reinforces the country’s growing reputation as a key global data hub.
With increasing government support for AI development, digital transformation, and renewable-powered data centers, India is positioning itself as a global leader in digital infrastructure, with Navi Mumbai at the forefront of this transformation.
