Singapore-based CapitaLand Investment Limited (CLI) has unveiled a data centre in Chennai. The planned investment is ₹1,940 crore, and the gross power capacity is 53 MW. It marks CLI’s entry into Tamil Nadu’s data centre market through its listed fund platform, CapitaLand India Trust (CLINT).
The Facility
CapitaLand Data Centre Chennai 01 is in Ambattur. It is due for completion by the end of 2026. Singapore Deputy Prime Minister Gan Kim Yong and Tamil Nadu Chief Minister C Joseph Vijay unveiled it on October 15.
CLINT and CapitaLand India Data Centre Fund jointly hold the project. It will have 34 MW of IT power capacity across 13 data halls. A dedicated 110 kV substation will support it.
The site is being built for high-density computing, liquid-cooled deployments and carrier-neutral connectivity. It is targeting LEED Gold certification. The planned green features include high-efficiency chillers, water economization, intelligent energy and infrastructure management systems, and solar panels.
Building on Navi Mumbai
The project follows CLINT’s first data centre development, in Navi Mumbai, completed in 2025. That 108 MW facility is fully leased to a global hyperscaler.
Gauri Shankar Nagabhushanam, CEO of CLINT, said the unveiling is another milestone in CLINT’s move into digital infrastructure. He said the planned investment of about ₹1,940 crore reflects confidence in the long-term growth of India’s data centre sector. The site is designed for the changing needs of hyperscale and enterprise customers.
Two Decades in Tamil Nadu
CLI has been in Tamil Nadu for 22 years. It has invested more than ₹6,000 crore across seven operational assets in the state. It entered in 2004 with International Tech Park Chennai in Taramani. CLI describes it as the city’s first private IT business park.
Its Tamil Nadu portfolio now includes business parks, industrial and logistics facilities, lodging properties and digital infrastructure. Other assets include industrial facilities at Mahindra World City and logistics facilities in Oragadam and Periyapalayam. The Ascott Limited operates serviced residences there.
Quaiser Parvez, CEO of India at CLI, said CLI combines deep local investment, development and operating capabilities with its listed and private fund platforms. That puts it in a good position to support Tamil Nadu’s growth as a hub for technology, manufacturing and the digital economy. He said CLI looks forward to growing with the state.
CLI in India
CLI has worked in India for more than three decades. It began with International Tech Park Bengaluru in 1994. It is now present in Bengaluru, Chennai, Goa, Gurugram, Hyderabad, Kolkata, Mumbai and Pune.
As of 30 June, CLI’s funds under management in India exceeded S$8 billion. Its portfolio includes nine business parks, 14 industrial and logistics properties, four data centres under development and three coworking spaces. Through its lodging arm, Ascott, CLI also manages about 6,300 units across 24 hotels and serviced residences. These include operating properties and projects in the pipeline.
