Gujarat’s Dholera Special Investment Region (SIR) is attracting significant global investment interest, particularly from NRIs in the US, UK, UAE-Dubai, Singapore, and Hong Kong, as it emerges as a major semiconductor hub, according to Aaiji Group Founder and Managing Director Lalit Parihar.
Dholera SIR: India’s Semiconductor Powerhouse
Dholera has become the focal point for India’s semiconductor ambitions, with four out of the five semiconductor plants in India being developed in this region. In recent months, investor visits and land inquiries have surged, indicating strong confidence in Dholera’s potential.
Among the latest projects, NextGen signed an MoU with the Gujarat government at the Gujarat SemiConnect Conference 2025 to set up a ₹10,000 crore compound semiconductor fab and optoelectronics facility. Additionally, Tata Electronics partnered with Taiwan’s PSMC and Himax Technologies to establish a semiconductor chip manufacturing facility in Dholera. Tata Electronics is investing ₹91,000 crore in the semiconductor project, further reinforcing the region’s strategic importance.
Rising Interest from Global and NRI Investors
According to Parihar, Dholera SIR is witnessing an influx of overseas investors, particularly NRIs from the US, UK, UAE-Dubai, Singapore, and Hong Kong. This renewed investor confidence is attributed to Dholera’s rapidly expanding infrastructure and its positioning as a high-tech investment destination.
The Gujarat government has allocated ₹200 crore for an integrated residential township in Dholera SIR, which will include a hospital, school, and fire station to support the growing industrial base.

Major Infrastructure Projects to Boost Development
Dholera’s transformation is being driven by key infrastructure projects, including:
- An international cargo airport to enhance global connectivity
- The Ahmedabad-Dholera Expressway, set to commence operations in 2025
These developments are expected to accelerate the region’s industrial and economic growth, attracting further investments.
Private Investments Driving Growth
The Aaiji Group has already invested ₹100 crore across five projects in Dholera and is now planning a ₹200 crore joint venture with Infinity Infracon to expand development efforts.
Dholera SIR, a planned smart city under the Delhi-Mumbai Industrial Corridor (DMIC), continues to establish itself as India’s leading semiconductor and industrial hub. With strong government backing, growing investor confidence, and world-class infrastructure, Dholera is well on its way to becoming a global semiconductor manufacturing destination.
